How a purchase closing works

  1. 1

    Agreement reviewed

We review your Agreement of Purchase and Sale, conditions and closing date, ideally before you sign.

  2. 2

    Searches

We search title, taxes, utilities and building work orders so there are no surprises.

  3. 3

    Mortgage and insurance

We receive your lender's instructions, arrange title insurance and confirm your home insurance.

  4. 4

    Adjustments and signing

We prepare the statement of adjustments and land transfer tax, then meet you to sign everything.

  5. 5

    Closing day

Funds are exchanged, the deed and mortgage are registered electronically, and the keys are released.

  6. 6

    Reporting

You receive a reporting letter with your registered deed, title insurance policy and final statement.

What to know

Land transfer tax

Ontario charges land transfer tax on most purchases, and Toronto properties also pay the Municipal Land Transfer Tax. Eligible first-time buyers can receive a refund of part or all of it; we calculate it and apply for any refund at registration.

Title insurance

Title insurance protects you and your lender against problems such as title fraud, survey issues and unpaid work orders, often for a single one-time premium.

Before you sign

Conditions on financing, inspection and the status certificate (for condominiums) protect you. Once the agreement is firm, they are hard to add.
